We are a full-service vacation rental and property management company specializing in short-term rentals. We handle everything including initial set-up on Airbnb/VRBO and other booking sites, social media marketing, daily pricing optimization, guest communication, calendar management, state occupancy tax remittance obligations, rental maintenance, bookkeeping, direct booking sales, ROI evaluation, and much more.
We are a local husband and wife team that values each home as if it is our own. We do not take on any property that we cannot reach in a couple short hours from Bedford, NH in case of an emergency that cannot be handled by our local network of contractors. Our philosophy is simple: stellar communication with you and your guests plus regular field inspections of your home by our management team are vital towards keeping your home in top condition. A vacation rental manager that does not communicate well and neglects regular oversite, repairs, and routine maintenance will quickly lose consistent 5-star reviews leading to fewer new and repeat bookings.
We do all of the work to create the listing on Airbnb and then invite you as a co-host. Co-hosting allows you to receive instant payouts during a guests' stay, view and edit the property's calendar to block off any nights you want for personal use, as well as view as much or as little communication between guests as you choose. We also list our properties on VRBO, Expedia, Google Vacation Rentals, Hopper, our fully automated direct booking website, as well as a variety of emerging vacation rental marketplace websites to give your property maximum exposure to potential guests.
We manually approve or decline each guest based on available information on Airbnb, VRBO or similar booking sites. Some of the things we look for are guest maturity (25+ years old), past reviews and rating, when they joined Airbnb/VRBO, how many trips they have taken, purpose of trip, etc. We have no problem declining a reservation if something seems off. If we wouldn't approve the guest at our own vacation home, we would not on your behalf either.
Many of the larger vacation rental companies use a lockbox or electric lock with the same code given to each guest. This creates a BIG security & liability issue for you as the property owner and creates safety issues for future guests if a past guest returns to the property after checkout. Physical keys also get lost frequently when a guest forgets to put them back and drives home after checkout.
We provide and install (free of charge) an industry leading Schlage Encode Wi-Fi enabled door lock that provides temporary unique door codes to each guest and cleaning/maintenance person. Each unique code activates at a specific time on the day of check-in and deactivates at a specific time on the day of check-out. Since we provide unique codes to each cleaner and handyman, we can remotely remove access for a specific individual on an as needed basis if we decide to fire a cleaner/handyman.
We handle all maintenance requests with urgency. We maintain a network of trusted partners/contractors to handle any emergency situation that arise during a guests' stay. We also help to schedule routine maintenance during vacancies so we do not disrupt your revenue stream.
We rely heavily on social media platforms and search engine optimization to market your property as well as listing on all major vacation rental marketplaces. We list properties on Airbnb, VRBO, Expedia, Google Vacation Rentals, Hopper, our fully automated direct booking website, as well as a variety of emerging vacation rental marketplace websites to give your property maximum exposure to potential guests.
Yes, you can reach us 24/7/365 days a year by phone call or text message. Jenna and Steve always carry their cell phones. Any missed calls/texts will be promptly returned.

We are family-owned and operated and therefore do not require a standard 12 month contract as many of the major vacation rental companies do. However, we spend a ton of time and energy on set-up, marketing and maintaining your vacation home with the goal of making it as profitable as possible, so we require a commitment of one peak season (i.e. winter months for a ski house, and the summer months for a beach/lake house). For properties that do not have seasonal fluctuation, we typically require a 6 month commitment.
We will provide updates as frequently or infrequently as you would like. Jenna and her team are always just a text or phone call away. Property Owners also have 24/7 access to a dedicated Owners Portal which contains a master calendar of all bookings across all marketplace channels as well as a unified inbox that consolidates all guest communications into one centralized location. Owners also have access to regularly updated Owner's Statements detailing every aspect of the booking transaction (including total guest payments, fees charged by booking channels/payment processors, taxes, cleaning fees, oasis fee, and owner payouts.)
